Property Management
Property management services provide services for two distinct groups of people. Property owners can use a local property management company to help provide income for the property owners. The property owners are usually trying to gain income through a cabin, beach, or other vacation property that they don't use as a full time residence. For groups of people looking to vacation, a property management company can be used to provide vacation rentals that are available to be rented, generally by the week. The management company will provide a contract previously seen by the owner to the renter to ensure that both parties have their expectations met.

Unresponsive To Calls For Payment

| We have been doing business with Nicole Thomas, Property Manager, of Legacy Home Finders, Inc. for approximately 11 months. We normally received two payments per month after the management fee was deducted. One payment was for the Section 8 payment and the second payment was for the tenant’s remaining portion of the rent.With a lease renewal pending, we have not received returned phone calls from Ms. Thomas for over a month. In April 2009, this company did not deposit into our account the collected tenant’s portion of the rent. In May 2009, this company also has not deposited Section 8’s received payment into our account. Their accountant, Warren Holley, stated in an email that we would receive all payments due on the 6th of May. As of now, no payments have been received. We are currently frustrated with Ms. Thomas, Legacy Home Finders, Inc. and the non-receipt of payments due. |

We used Condo Specialties for a mechanical review of our property against our present management companies insistence not to. We found out why, the Director of Property management for Condo Specialties, has a vast knowledge of mechanical systems, especially for hi-rise buildings, I thought I was knowledgeable being a Chief Engineer for a community in Miami, but this guy knows his stuff, inside and out, what we learned in a few hours was amazing. We are considering using Condo Specialties for our community management once our present contract is up, they are lees expensive but once they explained how they work it all made sense. Excellent company, knowledgeable, professional, and maybe not the cheapest but far from the most expensive, what we got in return exceeded our expectations. I highly recommend them. |
Bedbugs, Mold, Carbon Monoxide

| There are leaking pipes in the bathroom, with poor ventilation, which cause substantial mold build-up. The manager tells you the mold is due to inadequate cleaning. There is a gas water heater in the basement which leaks carbon monoxide into the dwelling units because there is no other ventilation. There is poor weatherproofing on all the windows; this results in mold on the windowsills and very high heating bills for the tenant. The other tenants smoke indoors, inevitably forcing all tenants to suffer from second hand smoke. There is a bedbug infestation; has been there for years. You are guaranteed to be bitten several hundred times every night while you are asleep. Don’t worry if you never had bedbugs, they can travel through cracks in the walls and electrical wiring, along the carpet seems, and can live over a year, dormant, in vacant apartments. Tenants have to throw away their mattresses when they move out. If you are so fortunate to have the manager call out an exterminator, it will take two weeks for your apartment to be treated; Terminix will “find no evidence of bedbugs” and leave the chemical dust all over your cloths and furniture. Then you will have to pay the bill. If you complain that the problem was taken care of inadequately, because there are still live bugs in the apartment and the dust is very toxic to have been used so carelessly, you get the three day notice to pay or quit. If you comply with the notice, the apartment will file an unlawful detainer against you anyways. In addition, there are exposed electrical wires, running current, and numerous dead outlets. The apartment is in violation of several housing codes that are ignored until the tenant requests repairs, and are ignored afterwards too. If you have severe allergies, combined with the toxic levels of mold spores to breath, you may end up in the emergency room and admitted to the hospital for five days; afterwards, you get to go home to all the second hand smoke with your oxygen tank. If you are really lucky, instead of dying from Hypersensitivity Pneumonitis, you can ask that indoor smoking be minimized and patiently wait for retaliation from the landlord. |

Potential Renters Beware

| One would think paying almost $1,000.00 a month would provide a decent place to live. It did not. These units are dated, dirty, unkempt, dark with the added bonus of smelling the same as they look. All of the upfront fees are extremely high (a lot of them are non-refundable) and keep in mind you have to give two months notice to vacate before your lease is up. (Most places require only 30 days notice.) Maintenance spends more time revving and playing on their motorcycles all hours of the night and day. If they only spent the same amount of time working as they did playing, they could change the outside overflowing trash cans, pick up the massive amounts of dog crap, keep up on the grounds, shovel windblown snow piles, clean the complexes, instead of contracting this work out which would save the complex money. Bottom line, you will not have any recourse to their fine print so beware of renting from them. It's truly a shame this company gets away with fleecing their tenants.... |
