I had rented a property from them for a period for 2 years. Everytime i had a conceren with the rental they would use threatening tone and frequently remind you if they would have to come out there was a possiblity of incuring a twenty five dallor fee.(example: central a/c was inopperable thru out a 4 unit building in the middle of summer. Their words to me was to deal with it. They have more important things to due since they had other tennants moving out and they to get that property ready. Mind you i have a 2 year old daughter in the residence and its over 90 degrees). They can and will do everything with in the legal requirements, but if something was to happen (loss of job ,family hardship,etc) don't expect them to work with you. I moved out and the appartment was pretty clean w/ normal wear and tear and they had tried to keep almost 800 dallors of my security deposit. If i could give anyone some advive it would be to stay away from Excel.

These people are indeed a bunch of incompetent rude individuals! My cat messed up a little portion of carpeting in our hallway and they are charging me for cleaning the whole building. I attended two meetings to talk about it, I called two times, I faxed - all the time asking for a copy of the bill. They keep promising - although they are rude, too - and nothing happens. Today I got the bill again, including a late fee.

On top of that, they were rude to my loan person when I was refinancing.

Also, they are charging us extra assessment money this year, and as an explanation of where the reserve money went, we keep hearing that it's all our fault because people put rice and pasta in garbage disposal, and plumbers have to be called.

I had a horrendous experience where this property management company cost me $450. I have been a resident of Emerald Green Condo Assn in Warrenville for more than 20 years. I paid my assessments via automatic deduction from my checking account.



That was, until scoundrel Northwest Property Mgmt. took over managing the property. They disabled my automatic payment and did not notify me, then began fining me monthly for not paying the assessment, which I faithfully thought was being deducted from my checking account. I noticed after a couple months that the money was not being deducted.



I called and talked with a "Pat" who assured me the fines would be removed and would get back to me ASAP. Well, within days, I received a letter in the mail that my case was given to a LAW FIRM!!! Well, you can imagine what that cost me to get out of. I took my case to the rip-off Emerald Green Condo Board and they sided with the Management company and I ended up having to pay all the fines and legal fees.



What was my crime? Being on automatic payment!!! Both the NW Property Management Company and the Emerald Green Condo Board could not care less about its residents. They are dishonorable organizations!



I will never trust either of them again, and I urge you to stay away from doing business with either in the future!
